Location
Villa Kristiana is situated in a small and exclusive development right in the heart of Coral
Bay only a 5 minute walk away from the best sandy beach in the Paphos District. Its location
is quiet yet very close to all the main amenities of Coral Bay village which include several
first class restaurants, bars, tavernas, supermarket and shops. In the village you will also
find a doctor, a pharmacy and a bank. In short every necessary facility for the enjoyment of
your holiday is very close yet your villa is both quiet and secluded.
The unspoilt beauty of the Akamas Peninsula is within a 15 minute drive from your front door
and the breathtaking scenery of the Troodos Mountains only about 80 minutes away . The
Akamas is a ‘treasure house’ for all who have an interest in Natural History being a World
Heritage designated Wilderness Site; a place where the plant and animal life have evolved
without chemical interference by man! During the Winter season, in the Troodos Mountains,
you can go and ski or snowboard in the morning then return to Coral Bay for Sea Kayaking,
for swimming or simply for sunbathing by your private pool!
For the golfer there are 3 Championship 18 hole courses within easy reach. Tsada a twenty
minute drive away, Aphrodite Hills and Secret Valley 40 minutes drive along the coast
towards Limassol the main port of Cyprus. Booking a golfing holiday outside the peak season

For the ‘History Buff’, the ‘Incorrigible Clubber’ or the rest of us, the delights of Kato
Paphos with its picturesque harbour are only 20 minutes drive (30 minutes by public
transport) away. Whatever your taste there is something to interest you in Paphos which
perhaps accounts for its ever growing popularity as a holiday destination.
General Description
The villa is 2 storeys and has been built to very high standards from high quality
materials. Fixtures, fittings and furnishings are also of high quality. Air Conditioning is
fitted throughout to keep you cool through the long Cyprus summer. Large first floor
balconies give access to superb sea views ideal places to drink your ‘sundowners’ as you
watch the fabulous sunset.
The large plot on which the villa is built has beautiful mature landscaped gardens. These
gardens ensure the privacy of an extensive patio and pool area. The whole outdoor area is
very well maintained and equipped with sun-loungers, umbrellas, table and chairs etc. The
pool is approximately 10m x 5m just right for cooling off between bouts of sun tanning. Car
parking is provided to the side of the villa.
A Welcome Pack, containing all your immediate needs, is provided so that you have no need to
visit the supermarket immediately on arrival even though it is a mere 3 minute walk away.
All that you need to keep your holiday home and clothing neat and tidy is provided. Extra Z
beds, cots, high chairs and baby buggies are available at a small extra charge. Let us know
your needs at time of booking and you will find what you asked for in the villa on your
arrival. An ample supply of bedding and towels for normal use are also supplied but you will
need to bring your own beach towels with you.
Any information you need to make your stay a memorable experience; or assistance with
booking of excursions or other desired activities is available through Ian, Lynne and Dick
all of whom have lived in Cyprus for over 10 years. Our goal is your complete satisfaction

Check in time is from 14:30 on the day of arrival and the apartment must be vacated by 11:00
on the day of departure. Whenever flight times are awkward we will do our best to assist in

Accommodation
Ground Floor: Entry is via a very spacious lounge/dining area which is comfortably
furnished. The dining area is provided with a table and seats 6 with ample ‘elbow room’. A
high chair is also provided.
For your entertainment the living room is equipped with TV, VCR (so bring your favourite
videoss with you) and a Mini HiFi system.
Leading off the living room is a double bedroom with twin beds, en-suite shower, hand basin
and WC. This feature makes Villa Kristiana especially suitable for anyone with
disabilities involving loss of mobility.
The large kitchen has Pine Units and beautiful granite worktops and is separated by a
breakfast bar from the Lounge Dining area. Equipment includes fridge/freezer, washing
machine, dish washer, microwave, kettle, toaster, iron & ironing board.
First Floor: Two further double sized bedrooms are accessed via a marble staircase.
Both have en-suite shower, hand basin and WC. Each of them has a spacious balcony with
panoramic sea views.
This is one of a group of select villas within a short walk of each other. Villa
Isabella,Villa Cleopatra, Villa Kristiana Villa Ramesses and Villa Jasmine are all either
adjacent or at most only 2 minutes walk away making them ideal for large groups eg weddings,
family reunions, golfing parties or corporate incentives. Special rates may be available to
